RENTAL AGREEMENT FOR 5 WESQUANSETT RD,  SOUTH ORLEANS

Payments:
Personal checks, bank checks and money orders are accepted. Upon making your reservation, a Rental Agreement will be sent which must be signed and returned along with the deposit payment (50% of total payment) within 10 days. The remaining balance is due May 1, 2008.

Security Deposits:
Most rental properties require a security deposit which is due with the balance payment. The damage/cleaning deposit will be returned within two weeks of your departure provided there is no damage, additional cleaning or telephone charges necessary.

Cancellation:
In the event of cancellation, for any reason all monies will be refunded minus a fee, (15% of the total rent), only if the property is re-rented for the same terms and conditions of the original Agreement. If the property is not re-rented you will forfeit your advance rent payment.

Occupancy:
Occupancy (including small children, infants and visitors) is not to exceed the limit cited. If more than the maximum number is found to be occupying the leased property, the Tenant Agreement may be immediately terminated without refund and the Security Deposit forfeited.

Cleaning:
Each property is cleaned before your arrival. You are responsible for cleaning during your stay and for leaving the property in a similar condition at check out. Any additional cleaning necessary will result in a security deposit deduction.

Pets:
Sorry, pets are not allowed. Kennels are available locally.

Check In:
Check in is anytime after 3:00 p.m.

Check Out:
Check out time is prior to 11:00 a.m. and is strictly enforced. Failure to vacate at that time could result in a security deposit deduction.

There will be a Deposit required at the time the Rental Agreement is signed, equal to half of the total cost of the rental.  The other half of the total cost of the rental, plus a $250 security deposit is due on May 1, 2008.  The security deposit will be returned within two weeks of your departure, so long as property is left in the same condition as when it was rented.  Please make check payable to Mary Lockwood. 

Renter hereby assumes full responsibility for any and all injuries and or damages that may be sustained by Renter or by any other person as a result of, or in connection with this Rental, excluding normal wear and tear, and hereby remises, releases, and forever discharges Henry and Mary Lockwood, their heirs, assigns, and legal representatives, from any and all actions, claims, damages, suits, or judgments resulting from, arising out of, or in any way relating to the Rental.

Renter also agrees to indemnify Henry and Mary Lockwood for any and all loss, liability, damage, or cost that Henry and Mary Lockwood may incur, excluding that relating to normal wear and tear, as a result of, or in connection with this Rental.
